The question I hear the most from buyers right now is:
“Should I buy now, or wait?”
And honestly, that’s a smart question.
After the intense market we experienced in Florida over the last few years, many buyers are wondering if Orlando is finally becoming a better place to buy a home again.
The short answer is:
For many buyers — yes, this may actually be one of the best opportunities we’ve seen in years.
But it depends on your goals, finances, and strategy.
Why Orlando Is Different Right Now
The Orlando market has changed.
We are no longer seeing the extreme competition we had during 2021–2023 where buyers were:
- waiving inspections
- offering far above asking price
- competing with dozens of offers
Today, buyers have more negotiating power.
That means:
- more inventory available
- sellers reducing prices
- more opportunities for closing cost assistance
- less pressure to make rushed decisions
For serious buyers, this creates opportunity.
Interest Rates Are Higher… But That’s Not the Full Story
Many people are waiting for interest rates to drop before buying.

When rates eventually decrease, demand usually increases again.
That means:

You cannot go back and buy a house at yesterday’s price.

Many buyers are currently looking at areas like:

- Kissimmee
- Davenport
These areas continue attracting buyers because of:

- growing infrastructure

- and relative affordability compared to other major Florida markets
